downgrading houses

Hello,

got a Q concerning downgrading a house:

I currently got the 2nd one, but I'd like to downgrade to the 1st one ( due to new rents :P and me playing pretty seldom) - I'd like to know several things:

1. how to do that anyway?
2. I read on camelot herald that vaults etc. need to be empty, in order to not lose items...same for uth?
3. I heard that you don't get back the deed of the "old" (bigger) house...is that right? so I would actually lose a lot of gold, right? ;)
